Environmental Site Assessment (ESA)

An Environmental Site Assessment (ESA) considers the environmental history, and includes a thorough on-site inspection to determine if there are any environmental issues. There are potentially three phases required to complete an ESA of a property depending on what issues are identified.

Phase 1

A Phase I Site Assessment, is a "due diligence" study of a particular site which is usually required by lending institutions or current property owners. The objective of an ESA is to identify obvious, actual and potential environmental issues through visual observation, aerial photographs, historical review, and review of regulatory agency information.

Phase 2

If the Phase I identifies any risk of contamination a Phase II ESA will be recommended to confirm the presence of and characterize the substances of concern. Characterization of contamination may range from a simple identification to a full delineation of the contamination on the site.

Phase 3 Site Clean-up, Remediation
